This project proposes the demolition of a series of underutilised garage buildings to the rear of an existing apartment block and their replacement with a contemporary three-bedroom infill dwelling.

Located within a constrained urban site, the design was carefully developed to address a number of complex challenges, including limited site area, overlooking from neighbouring properties and exposure to a busy London street. A key objective of the project was to create a home that provides high levels of natural light, privacy and amenity despite its dense urban context.

To achieve this, two private internal courtyards have been introduced at the front and rear of the property, bringing daylight deep into the plan while creating sheltered outdoor spaces for the occupants. The courtyards also enable generous areas of glazing to be incorporated without compromising privacy. A series of strategically positioned rooflights further enhances the quality of light within the home, allowing daylight to penetrate the centre of the building and creating bright, airy internal spaces throughout.

The accommodation has been arranged to maximise both outlook and sunlight. The principal living spaces are located at first-floor level, where elevated views and improved daylight can be enjoyed, while the bedrooms are positioned at ground-floor level to provide a quieter and more private environment.

Careful consideration has also been given to the relationship with neighbouring properties. Green walls have been incorporated into selected elevations to soften the visual impact of the building and enhance biodiversity, while a green roof contributes to the ecological performance of the development and provides an attractive outlook from surrounding upper-storey windows.

To the front of the property, integrated cycle and refuse storage has been discreetly incorporated into the design, providing convenient access from the street and supporting sustainable modes of transport.

The result is a contemporary urban home that transforms a redundant backland site into a high-quality living environment, demonstrating how thoughtful design can unlock the potential of constrained urban locations.
