Zinc House
Modern wraparound zinc-clad extension, loft conversion and refurbishment of a period terraced house, creating light-filled open-plan living spaces and a modern family home.

Rochester Row House
Change of use and refurbishment of an existing office building to a high-quality family home within a Conservation Area, transforming the property into a contemporary residence that would provide generous family accommodation while respecting the character of the surrounding townscape.

Hartley House
The project comprised a side infill extension alongside a new rear extension, to create a generous open-plan kitchen, living, and dining space that is both light-filled and spatially coherent.

Frequently Asked Questions
Do I need an architect for a house extension in Leyton?
An architect can help you make the most of your home by designing an extension that improves the layout, maximises natural light and complements the character of the existing property. At MI Design Studios, we guide clients in Leyton from the initial design concept through planning permission, technical drawings and construction. Whether you're considering a rear extension, side return extension, loft conversion or complete refurbishment, we work closely with you to create a home that is functional, sustainable and tailored to your family's needs.
How much does an Architect cost in Leyton?
Architectural fees vary depending on the size, complexity and stage of your project. Smaller projects, such as house extensions, generally require a different level of input to new-build homes or residential developments. We provide tailored fee proposals based on your specific requirements and can offer services from initial concept design through to planning applications, detailed technical drawings and construction support. Contact us to discuss your project and we'll be happy to provide an initial quotation.
Can you help with planning permission?
Yes. Planning permission is one of our core services. We prepare and submit planning applications for house extensions, new-build homes, renovations and residential developments throughout Leyton, the London Borough of Waltham Forest and the surrounding areas. We carefully consider local planning policy, design guidance and the context of each site to maximise the chances of obtaining approval. We also coordinate specialist consultants where required and manage the planning process on your behalf.
Do you design contemporary extensions to Victorian houses?
Absolutely. Much of our work involves extending and refurbishing Victorian and Edwardian homes across East London. Our approach is to respect the character of the original building while introducing contemporary architecture that enhances natural light, improves the internal layout and creates stronger connections to the garden. Rather than imitating historic details, we favour carefully proportioned, modern additions that complement the existing house through thoughtful design, quality materials and refined detailing.
Do you work throughout East London?
Yes. While we have extensive experience in Leyton, we work across East London and the surrounding boroughs, including Leytonstone, Walthamstow, Wanstead, Woodford, Chingford, Highams Park, Hackney, Clapton, Stratford and beyond. We also undertake projects across North and South London, as well as throughout the south of England and Ireland. Our portfolio includes house extensions, new-build homes, residential developments and commercial projects of varying scales.
How long does a planning application take in Waltham Forest?
Most householder planning applications submitted to the London Borough of Waltham Forest are determined within 8 weeks from the date the application is validated. Larger or more complex developments may take longer, particularly if amendments are requested or the application is referred to Planning Committee. Before submission, time should also be allowed for preparing the design, drawings and supporting documents. At MI Design Studios, we manage the entire planning process, from the initial feasibility study through to submission and liaison with the local planning authority.
Can I extend my house without planning permission?
Some house extensions can be built under Permitted Development Rights, meaning a full planning application may not be required. However, this depends on several factors, including the size and location of the extension, whether your property is detached, semi-detached or terraced, and whether it is located within a Conservation Area or has had its permitted development rights removed. Even where planning permission is not required, Building Regulations approval will usually still be necessary. We can assess your property and advise whether your proposed extension can proceed under Permitted Development or whether a planning application is required.
Do I need Building Regulations drawings after planning approval?
Yes. Planning permission and Building Regulations approval are separate processes. Once planning permission has been granted (or if your project proceeds under Permitted Development), detailed technical drawings are usually required to demonstrate that the proposed works comply with the Building Regulations. These drawings include information relating to structure, insulation, fire safety, drainage, ventilation and construction details. At MI Design Studios, we prepare comprehensive Building Regulations packages to enable projects to move smoothly into construction.
What is the difference between planning permission and Building Regulations?
Planning permission considers whether a development is appropriate for its site and surroundings, taking into account issues such as design, scale, appearance, overlooking and the impact on neighbouring properties. Building Regulations, on the other hand, deal with how the building is constructed, ensuring it is safe, energy efficient and compliant with current legislation. Most building projects require Building Regulations approval, regardless of whether planning permission is needed. We can guide you through both processes and prepare all the drawings and documentation required.
How long does a typical house extension project take?
Every project is different, but a typical house extension generally takes between 9 and 18 months from the initial design stage to completion. This includes concept design, planning permission (where required), Building Regulations drawings, tendering, and the construction phase. Smaller extensions may be completed more quickly, while larger or more complex projects can take longer. We work closely with our clients throughout the process to ensure each stage progresses as efficiently as possible.
Can you help with listed buildings or Conservation Areas?
Yes. We have experience designing projects within Conservation Areas and working with buildings of architectural and historic significance. These projects require a careful balance between preserving the character of the existing building and introducing innovative architecture that enhances its long-term use. We develop proposals that respond sensitively to heritage considerations while meeting our clients' needs, and prepare the supporting documentation required for planning and, where applicable, Listed Building Consent.
Why Contemporay Architecture
We believe contemporary architecture should complement rather than compete with its surroundings. Through simple forms, carefully considered proportions and natural materials, we create buildings that feel timeless while responding sensitively to their context.
Our projects seek to maximise daylight, improve sustainability and establish meaningful connections between interior spaces and the landscape beyond.
